Hi David,

I have a referral for you.  This GC and team have over 25 years experience working commercial & resi in the Miami Dade county area.  They know the right people to get permits done, key in this county.  I have used them in on commercial projects (a dunkin remodel) and some work for us in Orlando (Bagel shop build out) and a Doral, BTS.  The owner is architect trained from Guatemala, but in the USA he is a GC. Hi Community.

I am helping family on this deal, it is a 2/ 2 condo in Schaumburg, IL. one car garage, big balcony, fireplace in LR, separate DR. walk in closet in MB, in unit washer dryer. Eat in Kitchen, needs updating. 2nd floor. 4 units per building. Hot area. It needs TLC updating, needs carpeting, paint, kitchen updating etc. 1,000 + sq ft aprox. Low HOA $150 a month, clubhouse etc. Great rental area off of Meacham & Schaumburg rd. Willow Pond at bar Harbour- Woodside court. Put some work in it and it makes a great rental about $2,200-2,400 a month. I would do it, but I live too far away. Do the TLC and make a great rental or BRRR. deal

Asking price reflects TLC needed. This is not on the market yet. I am a licensed real estate broker. No brokers. No broker co-op. No wholesaler. No assignments. I have no vested interest. Direct deal. The property is owned by an elderly women, her attorney is handling the deal with my guidance. just sharing with the community.

@Katie Babbitt I hold under my own agency, I am the managing broker.  I use my license for myself and other investors. I am sure some firms will be  flex with you, as long as you make them money too.

I agree with Joel, Chicago is a huge market with good, bad and ugly areas to lease for your business. Locally some brokers specialize in Office with office tenants, others in retail with retail clients.  You may also want to check out the zoning for your property and see what the city allows to occupy the  space. You can't drop an auto repair or a qsr just anywhere. Every city has a plan - good or bad. And don't forget about parking, the city has standards on that too!

Welcome to BP and we had a house with a pool that we rented out (corp relo).  Much like the lawn service, I sourced out the pool cleaning and maintenance (hate to have the pump burn out) AND I added them into the rent as part of the perk of living in the house. Then if the lawn or pool had a problem (it looked green) or need to be cleaned, I gave the tenants the direct number of the service company to call on their own.  Worked with no glitches. But, you also have a BIG house.  I would sell it too.  Rather rent out 2 / 2000 sq ft houses than 1 / 4000 sq ft house.

@David Dovidaitis, but the best I can do is 80% LTV, 30 amort. brokered out of IL.

@Michael Newman  It's your money, but here is my two cents worth of experience... @Mike H. is right on all of his points! stay out of IL. unless you live here. My opinion, stay local. The DC market (dc loop) is hot and growing for housing and demand for rentals. Know your market.

Secondly, you have to go where the jobs are coming, population is growing and taxes are under control...if you want to go out of state with your money, I would go with FL, TX or AZ all great on taxes, jobs and population growth = demand for housing.  Good Luck.
