Where are you buying wood stakes for your bandit signs?  The ones Home Depot and Lowe's sell are poor quality for hammering with a mallet.

You should run the numbers on this house as if you were going to flip it yourself.  Determine the repair amount for this neighborhood (don't over or under improve), then calculate holding cost and closing cost.  Determine the profit.  Then figure out how much an investor would like to make on this property and add in your fee.

My office is located in Chandler just off the 202 & Gilbert Rd near the Chandler Municipal Airport if interested for future location.  There is enough room for 200 people.  I have access to it 24/7.

I have a title company pulling leads for me and I have given the following filters:

Owned for a minimum of 15 years

40-70 percent of equity

minimum equity of 30k

single family

3-5 bedrooms

no trust, LLC or corp owned

purchased before 2003

They are pulling around 6,100 leads.  I want to get this down to about 2000.  I am looking for Fix n Flip properties.  Any advise to narrow this down and keep the best possible leads?
