Whats up BP? My question is when offering any type of lease option to a seller, how long do you have to find a tenant and how do you go about finding a tenant? Thanks in advance

@Nate Hawkins Its the 70% rule, 70% of the ARV (after repair value) Its not a one size fits all but its a good benchmark when starting out.

Lets say the ARV is 85,000 Multiply that by .70, which is 59,500 Then subtract the repairs 21,000 = 38,500 Then subtract your fee -10,000 =28,500 28,500 should be your max offer and being that they want to sell for 15,500 you could probably add another 10,000 as a fee. Then you want to find a buyer at 38,500 so the seller would get 28,500 and you would get 10,000. Hope this helps

We are new to this business and have been driving for dollars and sending yellow letters to vacant home owners that we find. It's low cost and great to start off with.
