I have two different letters I have used to send out to probate & inheritance.

Both were good letters and quick easy reads. To be 100% honest I got more call backs with yellow letters and post cards than I did with the letter.

I will be glad to share copies of the letters I have with you if you like?

But I found the response rate to be so slow I will no longer send them.

I have a full time job Brian L and it seems they never help me set or reach goals lol.

I get a phone call when sales are down asking me "dude what's up with your territory, how are you gonna make budget?" lol

I seem to do better when I'm in control and call the shots myself..... But I always ask advice here, guys in my REI, and a few mentors I have met along the way.

Has anyone ever used Probates Daily? I was wanting any feedback or experience anyone has had with them. I think this group is out of Florida.

A friend of mine in the business turned me on to them last week. I wanted to see what you guy's knew about them before I went to far. A second opinion I guess!

I operate as a LLC for the last year. I am in the process now of becoming a S-corp now for tax reasons I would get with a good CPA who works with REI folks. Maybe contact a local REI and see if there is someone they recommend ..

I have flipped over 15 HUD's now and I know you are not allowed to market them before you close. With that being said its still very doable. I would just be very nice the listing agent and work with him or her as much as possible. Maybe the bandit signs don't put the address or just put the neighborhood name etc. or just out the street or something. I have run into this one time with a realtor but after a conversation with her she backed off. She was pretty blunt with me and jumped on me pretty good. But by the end of the call she asked if she found a buyer "cash" would I pay her lol Of course I will was my answer and I will be glad to work with you on any deal I have in the future as well, was my response. We got off the phone and I have never heard anything since. HUD is a tricky came but it is a money maker. Hang in there and make this work!!

In my experience with HUD I have never won a bid as an investor until after 60 DOM at least. At that point I would start bidding at or around the 54-58% of the as is value.

All areas are different but this might help someone in the future.

Jessica I found mine at my local REI. I know you have not had any success there much.

I also like what Dev said above. I have done several wholesale deals this past year. In my marketing I have cherry-picked a nice rental in that process. I will pull out another rental or fix & flip next.

Learning how to market has allowed me to buy at almost .50 on the dollar.. Big help to me!
