Felix I use @Michael Quarles for my marketing to probate and inheritance list.
I have between a 4%-10% call response on most of my mailing.
It may just be my market but I get the least amount of calls from the postcard, but that could be bc it's the 3rd and last mailing that is sent .
Good luck with your list, I mailed the absentee list once and got a great response.

I have been involved in well over 20 HUD deals as an investor. From my personal experience only, I have never had an issue with these types of request.
As long as the listing agent notifies the asset manager (HomeTelos,Pemco) mostly in my area.
No reasonable request from me has ever been rejected from them.

If your buying as a OO, I doubt there would be any issue with you removing it and having it looked at.
They won't come remove it for you but no reason you cant remove it and see what your buying

I just checked out J's web site after I got done with the podcast. What a great site, I'm going to be spending some time there this weekend.
I have a rehab I'm starting in a week or two and this will be great. I'm also pulling out my last two rehabs and comparing my numbers and using his formulas to analyze them as well.
This is a first class site w/o one stone left unturned, perfect..
