If this one has already started I would at least hold back about 1/3 of what he's owed and hold that until the job is complete and to your satisfaction.

Guys who wholesale in my area are just passing the same deals around. One sends a email with a property. Then over the next 2 days 2-3 other guys send out the same info. All are tacking on a fee, it's kinda funny but kinda sad to. I can't help but laugh when I get these emails though.

I do fix and flip deals in and around Columbia.

The reason I'm asking for light rehabs is that I'm a licensed contractor here in SC but I don't have a lic in Texas. S major repairs are out for now in TX
