A basic contractor grade single hung window should be perfect for this situation.

The benefit to a double close is your buyer won't see your profit at the closing table. If you assign your deal they will see your fee, but most all the time the end buyer will pay the closing cost. In a double close situation your going to have to pay your "A-B" side of the closing. So keep that in mind when running your numbers.

I did this on a flip back in November. Worked well for me I would use the application again in the future.

I ALWAYS by a policy. I go to the property before I close (1hr etc or so). After I close I go see my agent and I get it covered before I do anything else.

I borrow from a friend and we decided that 10% was fair.. But that was something we both agreed was fair. We also do this through an attorney and have it all laid out legally. I borrow for my rehabs, there may be a better way. But this has worked for us on 2 deals now.

Michael Quarles has always had good people in his office and taken care of me. Would always recommend him first from personal experience. Even if you get put on hold you get a free education while you wait lol ha !!

Just find a great deal!! A buyer will show up if the deal makes sense. Good deals don't last. Focus more on providing quality below market properties and selling them will be easy!!!

That's a great flip and a nice profit!! Congrats guys I'm happy for you. I just closed one in June at right at 40k profit. I didn't do as well as you guys but I was very happy. On to your next deal guys, do it again !!!

Congrats on your success. I would never retire if I was you, I never plan to. Just find a different way to help and serve people. But I do think you have really earned a vacation lol !! Go have some fun.
