Post: People that completed at least 20 wholesales, do you double close or you do an assigment of the contract?

I've done many HUD deals and I've always double closed them. I have done a few assignments on non-HUD deals. Just remember because you double close doesn't mean your fee won't be a issue. It's true they don't see it at closing, but it still comes up often in negotiations!

I built custom houses (some cost plus jobs) others traditional builds. I will say when the buyer is involved from start to finish it's usually a tough project. Consider selling it as is and put a nice profit on it and just take a check to the bank.

Wow Dawn and Bill give some great advice here. The REI world is so large it's easy to lose track and change focus often. Find a strategy that suits you and go for it. You will always have fear, just use it to move forward. I would be even more scared of what happens if I don't take that chance... Good luck to you.

@Jay Hinrichs Charleston is a great area to invest in. I'm currently looking at a REO in Summerville just outside of Charleston.

I see you're from Oregon, I lived there on and off as a child. We lived in Elgin and La grande.. Yea I was a poor farm boy lol (joke) great people there. Still have some family there now

My contract states that I do not intend to occupy the property. I explain in person as well have it stated in the contract that I'm not going to live here I may chose to rent this property, sell it to another investor,rehab and sell it for profit etc & so on.

I also verbally explain and have it it writing that I can start marketing the property after the contract is signed (which includes MLS) at this point It can be listed by a realtor on MLS.

I market and go into every deal looking for fix and flips which is what my sole focus is now. If I feel it's something another investor may want I will still pass it along.

But I always make sure the seller understands fully what is happening and is ok with the transaction. But again my first intention is to fix and flip, my business today is to get the larger spread vs doing a wholesale deal..

Nice article and the videos are really good as well. I admire the level in which you operate. The most fix & flips I have had going at once is 2 and it wasn't easy (I serve as my own contractor, I'm licensed in my state) and I was beat after I got done.

The value I did find was keeping the subs busy and having them go form job 1 to job 2. That way I kept them working just for me until both jobs were done.

Congrat's again on the massive scale you operate on it's very impressive....
