deduction is also I need to use if possible, so is there any REI strategy which allows using deduction for tax purposes.. like In rental and NNN ,you can as a passive investment.

how about in syndication, REITs etc ?

Thanks, I completely agree with you. I also prefer something drivable.

Now the question, do you see anything available which can

- cash flow, with normal down of 20~25%, in this crazy interest rate.

- not expecting huge maintenance or TLC anytime soon

- good location, quality tenants

- less vacancy

- potential growth in rent and prop value overtime

if you have something, or find something anytime soon, I would be very interested.

also, have you analyzed buying multiple sfr VS duplex/4 plex VS apartment buildings (i.e 20-50 units ) etc ?

what do you suggest for out of state investments. (as won't be able to self manage ) , so prefer less maintenance, good location, quality tenants, less trouble, cash flow ...

What city would you prefer to buy multifamiy ?

-goal is long term

-city with potential of future growth in jobs / population

-low cash flow is fine for now, but would depend on it after paying off

-would state with no income tax better for tax purposes ?

-Prefer states with landlord friendly law

-less crime, quality tenants

-prefer options of str in few units if possible, so vacation states might be good too. (nice to have)

-prefer more on cash flow inrease (vs appreciation ) or both.

What places do you suggest ? and why (bonus)

thanks, yes he wants to replace whole his fence , he is saying its about 40 yrs old.

i moved here 3 yrs back, don't know history, I asked him to share pics from his side if he see any issues, he just says its old and needs Replacement, I took pics from my side not seeing any issues.

looks like my part would be around $1300 after splitting in half.

if it was damaged, I would be fine, he says per California law it has to be split 50:50 between neighbors.

I told him to replace everything except mine, he dosen't agree.

wondering what are consequences if I just say I don't agree to get my part of fence replaced.

if they still replace it, would they force me to pay or can do lein etc ? its just unplanned experience all of sudden with so many other big stuffs going on,

hate to be sound like a bad neighbor.

Hi

my neighbor contacted me with his plans to replace fence

, however there is no issues with the fence common to my and his home, and I don't see any reason to spend unnecessary 3k to replace something which has no issue.

there might be issues with his other side of fence, I have no idea, as his house is behind mine.

how would you handle the situation ?

I have been researching on various real estate investments strategies, so far I like the NNN properties and wondering if any one done it am share pain points and issues / risk involved ?

I.e.

rent increase period; usually long, 1 to 5 years

re rent is time taking, if current tenant leaves.

major structural damage etc if occurs

what do you suggest about the best way to find trustworthy agent or good insurance company.
