do you suggest landlord to surprise visit the backyard to inspect dog waste

or ask gardener to take pics as a proof ? (its not practical for landlord to keep visiting backyard to check if there is dog waste or if its clean.)

gardener is provided for initial 2 years as a courtesy (also to see if tenets are abusing the property or taking good care if it) as gardner takes pics for each service to get paid for service.

thanks, lease says tenet should be maintaining the yard, however owner is providing biweekly gardens as a courtesy, my Gardner send pics and I pay after that.

however I can't keep eye on backyard dog waste, tenet says they cleanup every other day themselves.

but gardener keeps finding dog wate and sometimes skips service in backyard due to this.

also tenet are nice been 2 yrs and signed for 1 more yr, so wondering what's best to do at this point so it works for all.

Looking for suggestions :

Have single fam residential, tenet occupied. There is a gardener doing service biweekly (courtesy service by landlords), per lease tenets are responsible for mowing grass etc.

Tenets is not happy with gardener's service and also gardener is not happy due to tenet dog waste he finds time to time in backyard.

I am trying to find an optimal solution, may be:

1. Remove grass front and backyard, put drought resistant plants ? still who cleans the leave in fall ?

2. Find another gardener, tenet tried to take quote from there old gardner at prior place, their quote is way too much.

3. Landlord get a quote from few other gardeners (likely all quotes will be higher than current gardener )

4. any other suggestions / ideas ? (please comment )

yes one multi fm in SF city, and one 4plex in San Jose.

two cases to deal with :

1. rent control : seems like nothing much possible here

2. m2m lease low rent: try to increase slowly or give tenets notice to vacate / not renewing m2m

please suggest if any one tried any other creative way 🙏

if you have options to pick :

one 1m home VS five 1m homes

what would you pick ?

obviously use 1m to buy 5m homes.

Wondering what worked for you guys in raising rent when you inherit low rent tanent on m2m lease

I know cash for key might be one way but might not work for all situations.

another different scenario :

- what about if mf property is on rent control, and current tenants are on way too low rent as compared to market.

- what if you want to move to str rental model and current inherited tanent are on ltr yearly lease. assuming have to honor the lease period and give advance notice to vacate? (intent to no lease renewal )

location : San Francisco city and south bay,

yes plan is to buy mf property first, however its still hard to find cash flowing mf in sf bay area.

and need to add couple busniss vehicles under sec 179 this year, so its getting tricky.

hoping to get vehicles under business credit, or in worst case buy them in cash and get auto loan on vehicles after buying mf property, to prevent low DTI situation, only thing it will reduce my buying limit on mf property due to less down payment.

Trying to see creative way to plan auto loan and how it may impact on my next mf residential mortgage

How bad it may impact on DTI if I have big auto loan, while applying for next investment property mortgage

Should I buy vehicles in cash, to have low debt

VS

Have more cash for bigger down-payment, and get bigger mf property ? but will have auto loan as a debt.

is there any suggestions on how to balance it ?

for the sake of numbers, let's say 100k in auto loan, planning to buy 1.5M mf property in couple months

no other debts.

commercial interests rate is little higher as compared to residential. .. unless I am missing any creative way to handle it.

do you have any suggestions on how to find good commercial deals, prefer California but open for other states too. mostly I check loopnet only
