I learned what to say and not to say. Before I thought I had to drive around looking for distressed properties and then tried to locate the owner which most of the time was near impossible. I sent post cards, got the Mecklenburg county tax delinquency list nothing work. But In this class I learned that you could find many deals in craigslist and the mls as well. My first deal was from the mls. I'm a stay at home mom (3 kids) during the day is very hard to get some quite time around the house. But someone told me "find the deals and send text messages". Some will answer some will not. My husband and I are working on this together, he makes phone calls and I send text messages.

I basically didn't know what I was doing. I was posting bandit signs, buying list and sending postcards. To me that didn't work!!! I spend a lot of money with no results. Then my husband found a group here in Charlotte and they offer affordable classes. I took a 3 hours class and within a week I had a contract.

Hello BiggerPockets!!! After months of no success trying to wholesale I found a group in Charlotte call Hobby Millionaire. I took a class about making offers with them and within a week I had my first sign contract. A month later and I'm holding 3 contracts. Now my problem is marketing and finding a buyer for those properties. I signed up with vflyer and no success. Any suggestions?

Thanks for the advised Gregory Walker. I will probably take that advise when my kids get a little older. I just don't have the time right now to go back to school to get license. I went to college graduated in 2012 and have not being able to find a job in my field. I got interested in real estate because of so many people saying i could do it on my spare time. I did the postcards because i have read in other blogs that it works.

Hello! bigger pockets community. My name is Caroline and I just started getting involve into the real estate/wholesaling business. Have not done my first deal yet but have been sending postcards and looking for deals. However, it seems all investors are just interested in the Charlotte area and most leads I've found are from Gastonia, NC. If you have any tips I'm all ears or eyes rather :-)
