Hi Bigger Pockets! Seeking some advice.  Long story short, my husband is a tenant for a freestanding commercial property in a prime location in Orange County. The landlord is open to selling it to him and asked to submit a proposal to purchase. He wants 2million, I believe it's worth 1.5-1.75 million. I am not too concerned with the price as I am with the terms. I am trying to figure out how to approach it. My main goal is to get 0% seller financing. My husband is currently paying 7k in rent/month. After the purchase, they plan on renovating the land/building as it is not in good shape and they plan on remaining at the property for another few years. So my question is, how should I draft up the proposal. How much should I leave as a down payment? How much should I pay monthly? is there any way to lower my tax basis given I purchase for 2million (legally) What should my terms be? Any and all help is appreciated

I have devoted the last 3 years of my career to residential real estate (agent) but have now have shifted focus to commercial (investing in multi-unit). 

My husband and I have saved enough money to start investing but are having difficulty tapping into the California Market. I am sure a lot of you know, in CA, you need a lot of capital. I would prefer to invest locally, but would consider investing out of state if the numbers made sense. Currently seeking local experienced investors willing to put skin in the game. I am devoting most of my time cold calling multi-unit owners to try and find an off market deal. Interested in value-add deals to BRRR and to flip.

My name is Rosana Jreisat. I am a 26-year-old realtor out in Newport Beach. I am currently a full-time realtor working Newport Beach & surrounding areas. I absolutely love what I do but have been having the itch to create a real estate portfolio for myself. I have saved up enough money to be able to put a little of my own money into the business to start flipping. I am super eager to learn the ropes. If there are any investors reading this, I am interested in becoming a project manager to really learn the ropes from start to finish :)
