I have over $200k to invest in Multi-Units in CA ... Partner up?

I have devoted the last 3 years of my career to residential real estate (agent) but have now have shifted focus to commercial (investing in multi-unit). 

My husband and I have saved enough money to start investing but are having difficulty tapping into the California Market. I am sure a lot of you know, in CA, you need a lot of capital. I would prefer to invest locally, but would consider investing out of state if the numbers made sense. Currently seeking local experienced investors willing to put skin in the game. I am devoting most of my time cold calling multi-unit owners to try and find an off market deal. Interested in value-add deals to BRRR and to flip.
