Thanks @Sanjeev I've been kicking and clawing to find a way into real estate. I think mobile homes are finally a way to afford me the opportunity to invest. I may get in touch if I have questions about parks in the area. Thanks!

I'm really interested in flipping mobiles as well. With little money I am looking to buy/sell in lower income areas i.e. Bakersfield, Fresno, and close to my family in Mariposa county. The money is in the financing with these, if you can buy outright and sell with financing you can make a killing. Owning a park is the end goal.

Definitely read up on the legal side of selling mobiles. Here are a few links I recommend. HCD is CA specific:

In Los Angeles some properties are under rent control statutes (RSO) and some are not. Here is one way to look up the rent control status of a specific property.

I’m interested in how to exclude open listings in California solely (for now). I am going to mailing very targeted so I may just double check each property before mailing.

How do I exclude properties currently on the MLS/for sale ListSource? I don't want to waste time/money mailing property owners who are already selling, so how do I set my criteria in ListSource to exclude them?

One way to find a property owner's address in LA County.  

Find tax info here: https://portal.assessor.lacounty.gov/

And you can request the owner's info here: http://lacountypropertytax.com/portal/contactus/pu...

I received an email back with the owner's name and address the next business day!

Hi everyone,

I am trying to find the owner's address on a few properties in LA county (San Pedro). I can find tax info here: https://portal.assessor.lacounty.gov/ and it seems that I can request owner info here: http://lacountypropertytax.com/portal/contactus/pu... I'll let y'all know how it goes/if I get any info back from my request.

If y'all (especially experienced LA peeps) have any advice please share. Thanks

Hi Donna,

Try getting on the list for American Property Wholesalers, they wholesale all over CA and NV. Also, have you considered San Pedro? For your price range you can really get something great even off mls.

Check out these listings for example:

520 W 20th St, San Pedro, CA 90731

1921 S Crescent Ave, San Pedro CA 90731 (has harbor view!)
