Stefan, I used American Internet Mortgage aimloan.com to Refi two house I have in Bryan TX last year. Their service is good and I really like that their rates are transparent. The rate quoted on their site is the rate you get. for looking today you should be able to get in the low 4% range. I am not sure I would recommend them for a purchase because the process was slow but my refinance worked great. I will definitely use them on my next refi.

Jeremiah,

I am sorry to hear about your situation. Here are some things to consider. Since your brother is not working he likely would not be able to qualify for a HELOC or conventional financing on any new properties purchased. I would think that the returns and effort would be better if you sold the properties and invested elsewhere. If you do decide to sell the houses make sure you use a 1031 exchange to avoid the capitals gains tax.

@Aaron Krawitz It seems to me rent is softening a little. I bought a place that was leased for $1250/month but when the tenants moved out I took $1200/month when some good applicants offered that. Two other properties I have long term tenants in so I have not raised the rent lately. I still love this area though and you have the advantage of being close enough to drive. I prefer SFRs though because I think small mutli-family has the drawbacks of living in an apartment without the amenities that a large complex can offer.  Prices are also softening of some of the large 4/4.5 and 5/5.5 house, "Ag Shacks", built specifically for student rentals. Their resale is more limited to investors though. 

@Sen A. Aimloan does have really good rates! I just locked in a 75% LTV cash out refi for 5.125% and less than $1000 in fees. Thanks for the post.
