Hi Derek! I am. I am planning to buy my first home within a few months. Hopefully, I can find something to house hack! I am considered investing outside of California, mainly due to the low rate of return in the area. Although doing an apartment complex in the area is in the works as well because the cap rate is more reasonable than renting out a SFH around here. How about yourself?
