I agree with Mike Nelson. Anything that someone does not need to physically be here for, save yourself the expenditure and outsource it. There are plenty of VA's (virtual assistants) that speak wonderful english and are well-versed in RE duties. Otherwise, I hired an assistant at $10/hr and she had PT hours.

Depending on your personal experience it may be worth it to pay for an experienced agents' guidance through the transaction (ie someone that is used to helping investors, and can help you break down figures, returns, point out pros & cons).

Whatever you are paying them, grade that against what pitfalls/money pits they may help you avoid; it may very well be worth the investment. The paperwork is different from state to state too so drafting your own docs or filling in the blanks with standard contracts may be tricky.

Otherwise, you may want to connect with an established investor at your local REIA that buys directly from homeowners and see if they might be willing to advise you on how they do it, or, who they use when they buy a home.

I'm with you on wanting to do it yourself, it is your investment, after all. But for $300-ish you could get an entire inspection done on each one by a professional, photos and all. Do you have an Iphone? Perhaps you can find another professional there that does as well and do "face time" (or whatever it's called) and basically do a live walk through and you can guide them where to go, what to do while you're on the phone and see a live feed of everything.

Whats the opportunity cost for your time, if you're doing this high of a volume? Or like Marie said, can someone else on your team go do this for you?

I'm not against MLM's or turnkey RE for arm-chair investors; there's a place for each. Not my cup of tea but they are what they are for those that are into those type of business models.
