Hey Nick, hope everything turns out OK with your mother, sorry to hear about this.

Absolutely no smoking allowed. Ever.

Pets, yes, but with restrictions. Put a lb limit on them, make them list the breed, name, and keep a picture on file. Plus a NON-refundable pet fee. Only allow a certain amount (2 pets max?) and any other pet found in house can be up to $xxx.

Allowing pets tends to keep people in place since it's harder to find places that do allow pets, but definitely filter what you allow and be strict about a damages policy.

Jarred and Mark S hit it right on the head, and congrats on your higher ranking.

I pushed to have a customized Wordpress site, and have had to learn about a lot of this in a relatively short amount of time.

I noticed a notable jump in traffic once my H1's were targeted/added in.

Hi Sean,

Welcome to the foreclosure capital of the West!

Wholesaling business out here has remained pretty steady, but like Justin said, and I have the same experience, I have yet to buy a flip from a wholesaler.

However, a lot of people are gobbling up and even overpaying for rentals in the $150K and under range, not only for the cash flow, but future equity potential. So, I would focus on that price range, and it's in VERY high demand here.

If you're getting started and get deals but need to sell it ASAP, it may behoove you to connect with and assign the contract to one of the larger wholesaling groups out here, take a lesser % or flat fee, but capitalize on their breadth of investors. As you get more, you will create your own buyers list, and BP will be a great resource for you as well.

Wholesaling it all a numbers game so just plant a lot of seeds and hit the ground running.

Hi Eric, there's some really great REIA's in your area. Check out SoCalREIA and I'm sure you'll meet potential partners and learn how to start wholesaling there.

Also, check out (google) Bruce Norris or go to www.thenorrisgroup.com. I've followed him for nearly a decade and he's second to none in statistics and economic insight in that area. He has some really thorough programs you can learn from, including wholesaling.

Kevin if you bought a "cheap" house and are selling without spending any money on repairs, I would certainly build in the cost of closing fees into the profit margin and not look for ways to cut corners. Having title prepared/reviewed and having professionally prepared docs is simply part of being an investor or flipper, plain and simple.
