In Jax, you're doing great to get your property rented at anywhere near what you think is market. Then, if your qualifications are 2.5-3x rent in income, no evictions, on-time credit profile, favorable reference from landlord, then clobber them with two security deposits.

I'll say this, tenants are savvier than we give them credit for. They will shop. And all the fees, deposits matter. A block is a block. How many blocks will you put up to keep your property from getting rented?

We've picked up a number of units from one of those two companies, and one thing I've learned about is handcuff agreements that bind the relationship for a certain period of time, or hefty costs to separate. Look into costs and notice periods to terminate if you're not happy. One such agreement bound the relationship for the duration of a tenant's stay placed by company, and the only work around was to not renew what might've been a long- term tenant. 

As a national brand, we likely have the most lenient separation policy: 30 days- notice after 4- month earnings, or one full month rent if less than that.

Townhomes are generally a safe buy, generally rent less than a home and are desirable for those who don't want the maintenance of a lawn.

Greetings from Florida-

Your plan is solid. Hold-Virginia. Rent a room and understand Jax demographics and rent rates. They are low and slow to get rented. Lots of competition. Completely different animal than Virginia.

We have a solid Jax marketplace presence, and I am happy to weigh in on the good, the bad and the ugly if you see something that catches your eye. The better buys are in older neighborhoods, many on septic, with block foundations, and difficult to get quality tenants.

My advice is to find a better quality home in at or near rent-ready condition with basic cosmetics and curb appeal needed. The sweet spot on rentals appears to be 1600-19xx. Product over 2k takes longer to rent. Tenants have lots of good choices, and can find what they need under 2k.

Pocket communities like Oakland, Groveland, Mascotte (west Orlando), Wedgefield- (east Orlando), St Cloud -east of Kissimmee likely offer better value opportunities than the larger in-town markets.

Like any relationship that sours, it's hard to get that trust back, even if the owner is partially responsible. Indeed there should be complete transparency.

Luckily for all of us, we live in a free country and have choices. 

Sometimes a fresh start is the feel-good you need to turn the page and keep moving forward.

The market is flooded with rentals, and the ripple effect is driving higher end properties' rent rates down. This too shall pass.
