Hey BP Nation,

I'm new to REI and I've been trying to fet spun up on all the info I can. Everyday I drive around my local area that I want to invest in (Niceville,Fl) and scout vacant looking or distressed SFR's. Then logging them in a spreadsheet and look up the public and property records to see if they are REO's or possibly just starting the forclosure process. First question, Is this along the right track to find and analyze if a property is a potential deal? What other things can i do or look for to find one? How should I get in touch with these possibly motivated sellers? Thanks

I'm located at Eglin afb and also new to REI. I've been hunting for properties for a few weeks now mostly in Niceville. Where are you looking and what for? Maybe we can get a wholesale deal going.

I want to learn EVERYTHING! That's the problem. Everytime I start digging in I feel like I'm missing vital info somewhere else. I am hoping to be in and out of my first deal in the next 4-6 months. A lot of things worry me about real estate the main one is a flip that doesnt make money. Another is because I started behind the 8 ball financially I will have to go the zero down route. I am interested in REI because I love fixing up houses. My dad was a GC so we grew up building homes then selling and building the next. I would also like to be my own boss and not do something I do not love. Thanks.

Hey everyone, I'm also from the emerald coast and AD Air Force stationed at Eglin. I am just getting into real estate investing and have been reading a lot and just found bigger pockets. I paid the $2000 to attend a 3 day training seminar for the Flipping Formula but after reading some of the posts here I got a refund. I figure there's enough resources here for any level. I Interested in flipping a forclosure but I may start out small with wholesaling to get my feet wet. Are there any REIA'S near the destin area? I've only seen them in Pcola?

I'm Rob Ringlehan, also enlisted but still on AD. I'm stationed here at Eglin and will be here for the next few years. I've been looking into real estate investing for a month or so now and hope to find a foreclosure to flip. Hope we can talk and pick each others brains some. How long have you been in the area? Do you know of any local REI clubs?
