Post: Property Manager does not want to hold security deposit

State of Georgia
I have new property manager that does not want to hold security deposit because of accounting work.
I am a licensed agent and one of the reasons I use PM is to avoid involving my brokerage in security deposits rents...etc. In Georgia, a licensee must place the deposit in a trust account through brokerage unless they are using outside management services.
Partly my fault for assuming the new manager will hold the deposit (I didn't ask). Common practice in Georgia is for PM to hold security deposit. I like the PM as he seems honest and found a quality tenant very quickly on my new rental.
The new PM is also licensed broker.
Any suggestions?

I have found a short sale property that is listed well below market value that I want to purchase with all cash. I am not sure the big national bank will accept the offer but thought that if I give an earnest money deposit of 100% of off they might agree and close faster.
Anyone ever tried this? Results?

I am a licensed agent writing an offer for a Short Sale to hold in my LLC. Typically I write offers lower and tell the sellers agent that I dont want commission and they can work with their seller and adjust their 6% to 3% accordingly...or whatever they choose but I dont want a commission. I just offer lower price
With short sales I understand that if approved the bank will pay commission no matter what. Should I just write the offer as my LLC as my client and take the commission or should I lower my offer as I usually do?
Thanks for your insights!
