Hello @Ola Dantis. Thanks so much for those awesome advise! I took in consideration what you said about stretching the $30k I have. I def do feel time is just ticking away and every single day I do not work on REI, is time wasted. I am also highly considering a trip out to the market I decide to invest in, before purchasing, of course! I will have to start putting a budget for that trip. For multifamily, any recommendation on markets I should focus in?
As for the book by David Greene, I actually got that book for Christmas -- was on my wishlist. :-) Thanks again!

@Ali Boone San Jacinto is in the Riverside County, going towards Moreno Valley, if that rings a bell. Santa Monica is 1hr 1/2 away from me now, not including traffic. I used to live in LA County, and had visited Santa Monica and Venice beach many times while living out there, so yea... I'm a bit familiar. ;-) So I actually have not gone to a single meetups. With that said, I'm not sure what to expect aside from meeting like-minded people, lol. The meetup you mentioned, do you guys have a specific place you go to, or do you decide on a place when the next meetup is approaching?
I will have to check out the link you provided, when I am more awake perhaps, LOL. I will send you a message so we can chat more.

Hi @Jolene P. Neal. Very brave of me, indeed (LOL). I thought if I would ask for advice, I'd give like-minded people the background of how I got interested in REI and why it took so long for me to get started. Sorry to hear that the Rich Dad training package you purchased didn't work for you. What a bummer! How long are you stuck paying that $700/month loan?
Are you looking to purchase your first deal to start? Have you considered wholesaling?

Hi @Nicholas Weaver. Good to hear from another local in the area. How long have you been investing in those markets you mentioned above, and are you buying SFH or MF? I def want to connect, if you don't mind me messaging you directly.
As for the meetup on the 24th, I will actually be at work--yes, I unfortunately I am still tied down to a regular job, the plan is to change that.

Hi @Nicholas Guy. Good to hear from someone local. Have you decided what market(s) to focus in? And what time frame are you looking to make the first purchase? @Ali Boone Wow! Sounds like you know me personally, LOL. People who knows me well has been telling me to "slow down!" Thanks so much for a great advice! Looks like I have some homework to do as far as MFR vs SFR, turnkey vs non-turnkey, etc.
The main reason I wanted to buy MFR vs SFR: if one unit goes vacant, the other unit(s) can still bring in cash flow. I'm not stuck depending on just one property (for started at least). If it's okay with you, may I message you directly?

@Curt Davis Gotcha! Okay... makes more sense now as to why the turnkey companies I've looked at mainly sell SFHs. Thanks again for the advice.

Thanks @Curt Davis. Quite honestly, I don't know which markets would have $900+ range per unit with the maximum amount of loan I can get of only $100k. The ones I was looking at in Indiana were renting for $400 per unit, if not a little more. I'd take $900 vs $400 if I can find which markets they're in.

Hi @Ryan Evans. Home warranty... I like that! It didn't even cross my mind, I guess because I never purchase one for the 2 primary homes I've purchased so far. But for investment properties, I think that's a good way to go.
So those 2 duplexes you purchased last year, do you still have them? And when you mentioned "super high risk," can you be more specific as to why you said that? I'm just trying to figure out what other risks are out there that I may not be aware of. And I will highly consider flying out to the city when I finally decided on the market to invest in. Any recommendations?
