If you are open to moving, why not house hack, right!!

Otherwise, either you find an experienced investor to help you with everything or you go through the journey of learning all, analyzing all. Networking in local meetups would be a good start.

I personally invest out of state ( I am in CA ).

If you have found deals that cash flow that much for the price you are putting as down, I would not care if the market dips as long as the tenant is paying!!

I think you should do everything you said. I tell people, do your diligence till you can have a good night's sleep!! 

People who don't want to do the hustle or can't trust out-of-state contractors, go for turnkeys from the trusted providers! That still gives 20+% return on the downpayment. 

Of course BRRRR will have way more returns.

I have experience in investing out of state. The peace of mind of investing out of state depends on how transparent and educating the team you get. 

My mantra was simple: I should be able to vibe with them well and I am willing to walk away even if I have 1% doubt. I spent 18 months doing that before I trusted someone with my hard-earned-saved money.

Just my two cents:

I have understood that only experienced and big players are able to do BRRRR in the bay area anymore.

Now there is a trend of investing out of state for bay area investors.
