I've found that once you spray the herbicide heavy, you should wait longer than 5-7 days to sod over. The residual herbicide could make the healthy sod look spotty. And not too healthy. The last time I tackled anything like this, I called a few of the sod stores nearby and took bids having them compete for the business. In no time I was able to have them spray the weeds then regrade the lawn which was needed. Then the crew used the bulk 3' wide rolls of sod which are much cheaper per sq ft. In total it cost me about $200 more than just buying pallets and laying sod myself. That was about five years ago but I only sacrificed phone time. Was worth every penny and to this day looks great.

I'm looking at contracting a property to wholesale. the property has a horrible pet odor in it and theres no flooring anywhere. I planned on pulling out the old paneling and replacing with rock. How do you clean the slab, sanitize and mask any odors? Which products? What does that cost? Thanks

I understand that most successful campaigns are running a specific list for 6 or so months. My question is, How often do you pull a new list for a specific niche? and how do you personally stagger the mailing so you can work all the calls? Can anyone give me an example of how they like to do it (Technique)? 

I ask since I am a working solo right now. I find that the busier I get taking calls or viewing property, the more disorganized I get.

My understanding is that it needs to just be realistic enough to get them to start reading it. If they want to sell, they'll keep reading. I've never had the mythic 10% response rate but 5% from most mailings seams to be about what I get. Now if I could just close the deal!!

I used myscriptfont.com. Takes a total of ten minutes and is free! I don't know how it compares but it worked fine for me.

Does anyone know of a title company in the Tulsa area that will service land contracts or sub to transactions? If so, please let me know. I'd also like to know which companies you like to use for closings? Thanks!
