@Neil Henderson and @Scott Meyers:  Thank you both for your insight!  I have been thinking that investing in syndications with trusted, conscientious sponsors would be the ticket to passivity w decent returns.

@Colin Smith:  Show stoppers for us are lagoons and well water.  Not impossible to work around or deal with, but will require some extra due diligence and awareness of what you are getting into. We don't look at parks with either of these. Our other show stoppers are related to the surrounding community, i.e., what are the unchangeables?  How big is the MSA/DMA (essentially what's the market size)?  How is the underlying economy?  Is employment diverse or tied to one industry/company (i.e., any towns near the oil fields of western North Dakota can be risky...the region is heavily tied to the strength of the oil market which can be great when everything is going well, but can get ugly quickly when the oil market turns)?  Is the park in a flood plain by a river?  Is it by a major river that floods often (i.e., spring flooding of the Mississippi river can be and has been devastating to anything in it's path)?  Our other park criteria are more preferences than showstoppers:  Are utilities individually billed or master billed?  How may park owned homes are there?  Are lot rents at or below others within a 20 mile radius?  Hope that helps...

Part of my question @Frank Rolfe is I want to reward people who reach into their networks and make introductions for us.  In my mind right now this comes into play on finding investors for current deals we have in the works.  We'll handle discussing our deals from there, but there are people out there who excel at matchmaking and pre-qualifying.  And this would be a way for us to move a little quicker.  I also agree there is something to be said for paying deal assignment fees.  And you point makes sense.

Hi.  I am a seasoned real estate investor looking to scale.  One area I am seeking to understand more about is from anyone who has had good success with adding finder's feed into your deals.  If you have done it, how did you structure it and what were some of the contingencies before the fee was paid out?  Also, are there any good resources that you used that you can recommend?  Would like to hear from those who have done it, not theoretical.
