I say clean it really good and paint it! We have a bonus room on the back of our house that has wood paneling. I painted it a light grey and painted all the trim white. It looks clean and modern. Getting paint in all those grooves was a lot of work but it was worth it. It was cheaper than drywall and quicker too.

I just recently found a few investor friendly real estate attorneys here in Georgia. I'm on the BP forums a lot. I've seen some local investors mention the same attorneys a few times. I sent those local investors colleague requests and a message asking about the attorneys. I was given contact info and other details about several attorneys. I contacted one of the attorneys through email. He has been extremely helpful. He Looked over one of my purchase and sale agreements and explained a few things about contracts. He answered questions about closings in Georgia. He was very helpful. 

I would see attorneys come up in forums randomly or sometimes I would search for something like "Georgia attorneys" or "investor friendly attorney Georgia" or "investor friendly lawyer Georgia". It would bring up all the past forums where people were recommending their attorneys.

I've heard J Scott talk about properties with foundation issues or other major problems. I don't remember if it was on the BP podcast or another one. He will buy a house with major issues like foundation problems, fix just those issues, and then wholetail the property to a buyer that wants a fixer upper or an investor. 

He says that some investors are afraid of foundation problems but they will do rehabs. When he fixes the foundations, these buyers will now buy the property from him and finish up the rest of the work. Not really a straight forward wholesale because he is fixing part of the home, so it's a wholetail.

I love using Zillow, Redfin, And Trulia. I can see what houses are listed for and see pics of the insides. I can see recently sold homes in the areas I am targeting. They help me learn my market since I don't have access to the MLS. They are great tools, depending on what you use them for.

I drive for dollars and write down every house that looks abandoned, distressed, or just not taken care of. I look up the owner and mail them a letter, even if they are still living there. Listen to The Real Dealz Podcast with Tucker Merrihew. I think most of the houses he buys are still owner occupied, and I think he is one of the best in the biz. It doesn't have to be an abandoned or vacant house. It doesn't have to be an absentee owner. Just start mailing. I got my first call after mailing 20 letters!

If it is owner occupied, I usually only mail to it if they have had a loan for at least 10 years or more. If they just bought the house a couple years ago then there probably isn't enough equity there.

I will be there! I'm looking forward to meeting some experienced investors and learning from them. I just started sending out yellow letters a few weeks ago and already got my first phone call. I would love to find some local mentors or partners to help me with some deals.
