Hi Eric,

We operate in Tulum, the fastest growing town in Latin America, which has the most beautiful beaches, climate and atmosphere. You can generally make about 10-15% per year from your initial investment.

Hi Cara,

You can purchase property in Mexico through a bank trust. It's the same as direct ownership, it just takes a little more paperwork.

Hi Francisco,

Basically all the clients that invest with us in Tulum are foreigners. As a foreigner buying land in Mexico within 50km (32 miles) from the coastline, you will use the means of a bank trust (fideicomiso) or you may buy property by establishing a Mexican corporation. A fideicomiso is a real estate trust where the bank (trustee) holds the trust deed for the purchaser (beneficiary). You can choose your bank: Scotia Bank, HSBC, Banamex (Citigroup), Santander, etc. The bank acts as the Trustee, and you are the Beneficiary of the trust. You maintain complete control over the trust, and may sell, lease, mortgage, and pass the property on to your heirs. The trust is the beneficiary's property. I would be interested in hearing about your experience in helping foreigners invest in mexico. How do you handle the legal process? What part of mexico do you feel is best for real estate investing (rentals - duplex - small appartments, etc)?

Mexico may NOT expropriate property from the owners under NAFTA (North American Free Trade Agreement). The only way for Mexican government to get ownership of land is by buying it from the owners in and only in the rare case it’s needed for public purposes (such as building roads). The same process exists in the US (Eminent Domain), in the UK (Compulsory Purchase) and in Canada (Expropriation). Regarding English - in tourist towns, such as Tulum, there is always an English-speaking expat community. Many Americans live in Mexico for decades without having to speak Spanish. In my personal opinion, however, it's advisable to learn the language of the country if you plan to live there. If you are only planning to do business, English is OK, just find a local bi-lingual real estate company.

I would be happy to answer any questions. We - two expats from London - have purchased land and built a villa in Tulum a few years ago. We loved living there so much, and saw such a huge potential in Tulum's happening real estate that we opened our own boutique real estate/ architectural studio, Riviera Maya Property Consultants. So what I can tell you is this: Playa del Carmen is great, but when it comes to rental properties, Tulum is the place to be now, as the value of your real estate will be growing every year - just as it was in Playa 15 years ago. Playa's market is stabilized, while Tulum is on a rapid rise. We also do property management for our clients, so I would be happy to share some numbers with you regarding what you can expect to make from renting a property in Tulum. You can PM me directly. I apologize, Penny, I have just visited this thread again and saw your old message. Thank you for your encouragement! Yes, our beachfront construction is going very well. In the meanwhile, we are building an eco-house for a client, and are about to start building a luxury condo complex for another one (we have just finished designing it)! We are very excited about being in Tulum right at this moment, with so many opportunities, so much movement and investments. You are better off looking in Tulum for many factors: 1. Tulum is booming now, while Playa has already reached a high level of development; so you will get better ROI in Tulum. 2. There's a lack of vacation rentals in Tulum, so a condo would rent better in Tulum than in Playa; 3. The prices are still much more affordable in Tulum. PM me, and we can send you some options close to your budget. There is a gorgeous new luxury condo that has just been put on sale in Tulum. There are other options, too.

Tulum, Mexico, where we invested in real estate, is the fastest growing town in Latin America right now. We were so happy with the possibilities here, that we opened our real estate agency here.
