We completely agree with your article. TIME is MONEY. Most investors my MOM as an example @Rhonda Blue  feel personally satisfied by maintaining and being hands on with her personal properties.  Hiring professionals to do the jobs that are better served like maintenance, repairs.  It is a mental and emotional leap for a lot of investors but definitely worthwhile.

My Mom @Rhonda Blue also invested in Huntsville and TN vacation market when we lived in Irvine, CA. She still has 3 Huntsville properties bringing in regular rents plus now up to 6 vacation rentals. PM anytime.

We decided to invest in a proven vacation location that has been in existence since well before I was born or even my mother was born. It sounds funny saying that but it's true. We all know of places that our family has gone to for vacations over the years. For us it was Big Bear, Lake Tahoe, or here in TN Gatlinburg, Pigeon Forge! So when we decided to invest OUT OF STATE when we were in Irvine, CA we started looking and within a 2 year span had 4 rentals. WE also invest in Huntsville, Alabama which is always a great place because of Nasa! But Hey My biggest recommend is to invest where you know! Invest where you know and are comfortable with. These places worked for us! So Where are you familiar with!

It has been my experience that recommendations for cleaners and maintenance may be hard to find because of a few reasons. Relationships are developed over time so one cleaner may work for one person and not another. Plus These lists are GOLD here. Once you find the best of the best people don't want to share for fear of having personal cleaners becoming to busy. 

I responded on the other post for local facebook group link and also a contractor hookup link TurnoverBNB. WE have a cleaner who exclusively uses Turnover and loves it!

Your real estate agent should have disclosed this to you before you closed. It is a common practice here for management companies to hold onto their cabins. There are some who have  1 year contracts.

Hi Adelaide, Sounds like you have put a lot of thought into your investing plan, Awesome. Enjoy the journey. One option you could utilize if your credit allows you to qualify is to purchase bigger and have room rentals roommates, etc. So many options that the best thing to do is run the numbers and make sure you can afford it even if rents are low. When your in the area it would be fun to have lunch!

Just moved to the Knoxville area in 2018 from Lake Forest, CA. Dad worked for Blizzard in Irvine for over 13 years before retiring here! Even though I grew up with my Investor mom teaching always about "know your numbers" it is still scary to put learning to practice. Sounds like you have the right idea. Nice income,  Savings in the bank. Credit Score building. I learned right away to monitor my credit. IF you want to be a good investor you want to power pump your credit. pay off high balances. IF you have a credit card, pay if off every month and keep the balance reported below 10%. It is a serious game. Auto loans look awesome on credit history. Be careful with credit repair companies, you can request debt be removed from your credit yourself. Sounds like you well on your way. Welcome to the BP club.

HI @Teresa M. My mom just recently went through this and it is definitely harder. She had to use her local MIG representative and they have a program that was funded by what was called an investor loan. They have a special loan officer that deals with private money lenders and you have to meet their loan qualifying terms. She qualified to cash out refinance her BRRRR but needed to have 2 years of investment property showing profit. 6 month seasoned. I know she said her normal lender wouldn't even consider her even with 790 credit and very low DTI because income is all from self employment. So many lenders only want w2! Never give up.
