This is exactly what my Mom @Rhonda Blue did. 2years ago now. We sold our primary ( we lived in Irvine Ca for 13 years) and a few investments then 1031 exchanged into cabins here in Pigeon Forge Gatlinburg. Do research and learn the market but we love it.

I just closed on my first cabin in March and we are booked solid for Summer already.

Here in Pigeon Forge, Gatlinburg if you know cabin construction or even handyman, deck repair, spa/hot tub. You will be working 24/7. If you answer the phone and show up.

Facetime and zoom. It is as good as being there. Research and ask questions know your numbers.

With PM be sure they can walk you through from start to finish. If its not a good buy management will not want to touch it. Decide if you want to invest in long term rentals or Short term rentals.

We used Debbie Hill with MIG locally here for us in Pigeon Forge. She walked us through the finance options for the cabin I bought in March.

Lenders do collect PMI like everyone here has said. Be sure to check with lender about payoff terms. We have to wait at least 12 months before we can consider any type of paydown.

My Mom just cashed out refinanced a cabin with a new appraisal. She bought it JAn and 6 months later was able to take all her initial down payment out and still leave the 20% in so no PMI. BRRRR

Knowledge is power. Ask questions and remember everyone has different situations. There is no just one right way.

I would invest in a Cabin in E TN Pigeon Forge. That is what Im doing and my Mom does. She has 6 and I have my first one since Mar. Income generation is what we are working towards.

Also we have an account set up with COZI!

We use it as a shared calendar and create appts and track maintenance between everyone. This may not work for you but our family business with rentals it is great. Definitely worth a look.

When my mom was in CA she was a private PM for a commercial property owner of a triplex.

As long as your relationship is strong and the person you hire is acting as your go between it is all about Trust. In CA it was required to be a RE agent to do property management. So maybe a plan could be to find a RE agent you trust and see if they would PM for you.

Branson, MO is a quality town very very similar to Pigeon Forge or Gatlinburg for attractions. Don't be taken in by all the advertisers on the forums. Be sure to do your research. I know when we lived in CA we would see tv commercials for Branson all the time and my mom @Rhonda Blue almost invested there in a cabin but ended up starting with a little closer to us in St George, UT. That was over 10 years ago now! 

We of course now are here in E TN. It is a thrill to get your first one under your belt. I just closed on my first STR Mar and am booked to 98% occupancy for May. Once your start you just can't stop.

@Brandon Coleman Im going to be you by January hopefully and get my 2nd Rental Cabin here in TN. It is so exciting having my first one close in Mar and it is rented to 98% capacity. Living the happy life!
