WE use and recommend Your porter for Short term rentals. THey have just added in Expense reporting. It feed from Airbnb, VRBO and tracks payouts, cleaning fees, and Now you can add expenses. Great reports

#3 is definitely being phased out here in TN with all the competition. My mom has had a manager in Huntsville AL and they charge straight  10% with 50% of first months rent. If there are maintenance calls we pay the bills straight to the contractors. Our house our repairs. They do all listing, leasing, advertising, billing, etc. 

With my PM here in E TN we charge 10% flat with 50% first months rent also. 

Shop around and feel comfortable with who you partner with for your property management definitely!

As a PM here in TN I do know there are alot of people here who do exactly what you are talking about. Even though in TN PM's are required to have a license. The way they get around it is individuals say they are self managing. You as the owner set the terms, list the property, sign the leases with the tenant. Your friend can make sure to keep an eye on the property, do repairs, mow the lawn, and whatever you need of course. The main issue is liability. Be sure your insurance in place if any issues arise. Sites like Cozy.co help tons with this process because tenants go online to do the applications, you run credit reports and approve them for lease all on this site. Even accept rent payments. My family did this when we lived in CA and owned rentals in St George UT. My MOM self managed online and it was great! IF something needed repairs she called in service people using reviews on Google and had them coordinate with Tenants. It was very successful.

My Mom has had an account with Cozy for over 6 years now. She also has her managed properties in Huntsville they use Appfolio. We locally use Your Porter for our STR property managed properties.

Be sure also to check your local ordinances. Some cities and states have passed laws making it illegal to own certain breeds. Possibly void insurance if the breed is illegal?

My Mom is currently cash out refinancing primary into a va! Be prepared to wait and wait and wait some more. She started the process pre covid and may fingers crossed close end of June. For the fees and prices it has been worth it but hard to hold all your finances in limbo for months.

We like a few . Appfolio is good but for bigger companies. Rent redi is also good. For short term rentals. We use Your Porter.

My advice and what I did. If your comfortable in the area and are familiar with how the area runs and works. I would go for it.

1. You could hire a local host/ manager

2. You can develop a relationship with cleaners and google contractor s for repairs. Referrals.

Its not hard and maybe worth the effort.
