Hi Julius, it's funny that you mention that, I just did that with a wholesaler who sent me his AVR and the properties he used were 29 years newer than the property he's trying to wholesale.

Hi Miguel, thanks for replying. At this time I'm not in the capacity to buy empty lots and build a new house from scratch. I hope I'll be soon.
At this time I'm looking for single homes, townhouses or plexes that I can buy and flip. My budget is $300K + Rehab $ per unit.
Let me know if you come across of one of these types of properties.

Good day community. I'm looking to purchase between 3 and 6 deals per year under $400K each in the Greater Washington DC area (Northern Virginia, DC and MD). So far, the wholesalers that have contacted me don't know how to run correct AVRs and are offering really bad deals. Thanks Terry for your thoughts. I'm a real estate agent but MLS in my area is very tight for good investment properties and that's why I'd like to try other methods.

I have been going to live auctions in my area without any luck. Either there is too much competition or the prices are too high and banks don't really want to sell those foreclosed properties on site. I have never bought a property online and I'd like to know if somebody can share their experiences purchasing auction properties online using Auction.com. What are the specific requirements and what to do once you win a bid on a property. I sincerely appreciate any feedback and comments before trying my first online bidding war.

Hi, BP community. Does anybody have scripts/letters for direct mailing to tax delinquent property owners that can share?
I'm trying to do my first yellow letter campaign and I'd like to start with this segment in my area, but I don't know exactly what to put on the letter. Also, how many time should I send the letters to the same recipient?

Thanks Laticia. I took my general contractor to see the property and he found structural damages, which will make this investment too expensive. i'll keep looking for a better deal.

I'm undecided about buying a property in Baltimore (21215). I can buy the property for $85K, and invest $70K to fix it and according to my estimates the ARV should be around $220K.
But I'm not familiar with this area and I'm worried that I'll keep the house for too long before being able to sell it.
Is anyone in this forum familiar with this area who can give me some advice?

I am a new member of BiggerPockets and I'm truly amazed about the quality of information I have reviewed so far. I am a licensed real estate agent in VA,MD and DC, but I'm ready to go to the next level and become an investor. I am interested in starting purchasing properties for flipping at the beginning and eventually buy to hold and rent. I'm looking to get in contact with wholesaler in the area to create a successful long lasting relationships.
