Thanks for posting. I ended up buying the Landlord's Cash Flow Analyzer from www.rentalsoftware.com .........BUT............I was not satisfied and had a really hard time getting the 100% money back guarantee they advertise. I actually had to get Paypal involved. It was a very frustrating experience so I can not recommend them.
I have not found another program yet but still looking.
Have you checked the "Resources" link at the top and go to "files".....there may be something there to help you.
Also, start a discussion about it, I'm sure someone here has a template they would share with you.
If you do purchase a program online I suggest paying with a credit card, it will be easier to get your money back if you're not satisfied. Something I just learned.

Well,
I sent the CD's back with the "Letter of Software Intellectual Property Destruction" all filled out minus the "Uninstall Code", plus, the software is no longer installed on my computer.
I've talked to several computer professionals and even had them access my computer to find the uninstall code, but they can't find anything either.
The company refuses to help me in any way, and I just received this email today:
"Mr. Farris:
We did receive the CD, but we did not receive the uninstall code. The uninstall code is needed to prove you uninstalled the software. As such, I am unable to process a refund.
Warmest regards, "
I'm very frustrated about this and have contacted the company several times to ask for help but I'm just not getting anywhere.
I guess I'll be contacting Paypal tomorrow.....

That's exactly what it is, older part of town, big historic homes.

There is a foreclosed tri-plex I was interested in buying and was talking with the bank to make the deal happen but I went to the City Building/Zoning dept. and was told me that they have rezoned that area to a single family area and that the tri-plex can no longer be used as a tri-plex.
They said the house was grand-fathered in and as long as the inspections were kept up that it would have been ok, but since the house was sitting in foreclosure for longer than 6 months with no inspections done, the house converted back to the newer SFH zoning rules.
So basically, the tri-plex is useless as a rental.
Has anyone dealt with this kind of issue before?
Is there anything I can do to change this?

I appreciate the blog link and thank you for the valuable information you shared.
Numbers can get real complicated real quick and things become overwhelming.
As a beginning new investor, I'll be using this simplistic approach as I go forward.
