Probably one of the best articles I've read on BP. For me, the point @Scott Trench made was so simple, yet easily overlooked on my efforts.

I have lived in South Troy for almost 10 years. Yes, it's run-down and has a bad rep, but isn't that bad. S. Troy is 2 miles or less from highway, colleges & downtown. I believe there is opportunity worth looking into for the right investors - many gut and rehab opportunities - even warehouse and empty buildings for sale. Thanks for your input, Jeff. That's the other aspect, having a team in place and working with the same crew that knows you and the properties. Or, at least the same business.

Thanks for taking the time to reply, Kim. Your answer helps a lot. The 3 in 1 makes sense to me. As far as speed, can you give an example? I know it depends on condition of apt., but what are your ideal timeframes? Would you be willing to share your current costs for these services? (I could also PM you to discuss) My thoughts would be to offer a flat rate for essential services that would include all supplies.

Hello. I'm considering starting an apt. prep business (cleaning, painting, minor repairs) and would like to get your first impression as a property owner and/or manager. Do most of you hire a cleaning company and a painter/handyman separately, or someone/business to do both? What would you look for in such a service? Where do you hire or find workers now? (CL, homeadvisor, thumbtack, etc.) What would make this service efficient and effective for you? Thank you.
