Depends on how landlord friendly your township/county is. Usually when I evict someone who is behind in rent the judge gives them a week to move out.. Any other reason the judge may allow them to remand for another 2 weeks. This is in central Ohio.. Make sure you and your attorney have a game plan in court. You need to tell the magistrate that you gave them chances and you are behind on your bills as a result.. your attorney should know to say this if he is good..

@Hai Loc Thanks for your response! I'm at the last step basically the court is ordering her out by Sept 30. I sent the notice and everything and I thought I was in the clear because she agreed to it. But now she says she needs more time so was wondering what will the court do?
Hi BP, need some help here about a tenant im evicting .. short story she lies about paying rent and constantly late. There is always a major catastrophe in her life. Anyway got a lawyer involved and the decision was she has to be out by September 30th 2018.. today she calls me up asking for a extension because she cannot find a place. I tell her sorry I cannot and there is a agreement in place. After that she tells me goodluck and see you in court again. Next her husband calls me up and tells me he doesn't like the way I'm treating his wife. Keep in mind this is the same husband who just got out of jail for trying to kill her... same guy who broke her jaw and same guy she pleaded with me to change her locks which I went half on. So with all that said if she's not out by the 30th what will the court do? When is enough enough with this kind of tenants? How should I handle future interactions with this tenant and her husband? The house is in a real nice area just got a real bad tenant . Thanks! Ryan

I'm currently in the process of refinancing as part of the BRRRR strategy and the lenders have reviewed my LOC as part of the DTI ratio. I believe you will be ok as long as you keep in communication with your banker that you have a relationship with. One of the first questions they ask is "what do you plan to do with this money?". A good answer is pay off the line of credit immediately. I don't see why you couldnt use the same bank for the entire process. Do you already have the PLOC in place? If not, I would start with getting the PLOC first, because the bank could stunt you on your limit if they see your mortgage on your credit report. Get the PLOC first at the maximum you are allotted, and then get your mortgage in place later. Plus, you don't want to be waiting around 2-3 weeks for the PLOC to get approved after you closed on the property, you want to start rehab immediately. In the past, I've even applied to multiple banks for PLOCs at once to ensure I had a large amount of credit available. You don't need to spend it, you just need to have it available to spend when you need it. Hope this helps. Good luck!

 Thanks for your response, just curious what's the price range your buying your cheaper properties at? And are you just using conventional loans for the refi?

If you use a unsecured line of credit to buy a property is that the same as buying cash? Will you be able to refinance in less then 6 months? Thanks!

@Tom S. Trying to understand this better: 1) this is just getting a commercial loan for the purchase and then rehabbing with another bank loan? 2) that 25k for the rehab stays in the deal only being able to pull 12k out? 3) after the rehab is done are you refinancing with the same commercial bank? Thanks!

@Jeremy England Was wondering if you use a personal loan from Sofi can you cash out refinance right after its rehabbed and a tenant is in place? Or do you have to wait the 6 month seasoning requirement ? Thanks
