I love ocean city md, and visit it every year. Curious if anyone could provide some input on the short term rental market? I assume the busy season is only a few months out of the year so was wondering if it makes sense to buy because it's probably pretty dead the rest of the year?

Hey BP, I have been aquiring rental properties over the last few years while also house hacking and my lender says my DTI is getting pretty high and having a tough time qualifying for loans. I do not wish to live in a 3 family the rest of my life so my question is are there other loan options besides Fannie Mae or Freddie Mac available for primary owner occupied homes with high dti?

Congrats on the house! I actually bought a 3 family Property a year ago in Bristol that came with tenants. It also needed some work but I just addressed things that were absolutely necessary. You don't have to fix everything at once especially these tenants have been there for a long time already.

Hi BP,
Trying to find the answer to my Heloc question and seems like I cant get a clear answer. If I have a Heloc on my primary residence but decide I do not want to live in a 3 family the rest of my life and move renting out my unit, what will happen to my Heloc? Will the bank find out its not my primary anymore and close down the Heloc? I did ask my banker and she did not know the answer. Anyone have any experience with this?

Was thinking about giving the 30 day notice to vacate. She did call the health dept for the bed bugs the same day as she told me. I thought that went too far.
