There are really great comments here. Unfortunately they are all true. Boston proper has some of the strictest short term rental regulations I’ve seen in my recent memory.
Especially if it is a one bed one bath unit. Honestly, you’ll be better off converting it to a long term rental if it is in Fenway. With the local schools and universities you’ll have no problem finding solid a tenant.

@Lucas Bernard - If you are only looking at MLS properties you are going to see a much lower cap rate. However, they can still be cash flowing properties.
Best bet, is really to try and find them off-market, or go for the bigger properties that cannot typically be financed through conventional owner occupied financing. There is still lots of competitiveness for sure. I haven't really seen CAP rates above 4% for MF Rentals since COVID, with on market properties.

All going to depend on local zoning. In MA (Generally speaking) most ADU's are not rentable.

Personally, I would go with a duplex over a condo. The unit is small and will require less management, but you can also get the benefit of the regular real estate appreciation.
Condo's you're limited to whatever is going to happen with the association and like Tom said above, your cash flow will tank with HOA fee's these days.
