I am looking to invest in a market with a slightly lower set of entry constraints.... and suggestions?

I am curious if anyone can speak to the pros and cons of being a long distance landlord. I live in Southern California and I am looking to start building my portfolio, but the prices are very high out here? I am looking for cash flow more than appreciation, good neighborhoods, and possibly looking to partner with an established owner in the area. Any advice helps.
