Boy that's a question that will get a thousand different answers. Do you currently have your RE license or are you in the process of getting it? If so you can go around and interview the brokers at all the different firms. That's what I did until I found the one that fit me the best. I'm at Metro First Realty of Edmond and love it. There are plenty of great firms (most are great) but you will have to find the one you like the most.

Land is actually more difficult to value than the improvements to the land. There are so many q's I want to ask to help give you an accurate idea. The first and probably most important question to ask is what is the highest and best use of the land (from the potential buyers perspective). Meaning does it have commercial potential, residential build, farm, etc. Probably the next question is, does it have all utilities available to the land. Next, are there any restrictions to the land.

Where is it? I assume you are in OKC somewhere and how much land?

My name is Ryan Edwards. I am with Metro First Realty of Edmond. I am the "Investors Realtor". I would love to grab coffee with you or meet up at my office and have coffee sometime soon if that is convenient for you. 

I own about 13 properties. Mostly in the Plaza District down town OKC but also in Edmond. My passion is helping "the little guy" get started investing. I am an investor. I use a property manager for all my properties (about 12). I would highly recommend the guy we use. I have used a few different ones throughout the years. In my experience I like to use a smaller local company as opposed to the national big guys. Had a bad experience with the big guys and great experience with the little ones, so not looking back! 

The company we use is Nano Investing. We just started using him and have been very impressed so far. Bigger Pockets will not let me send you his phone number so I guess Message me and I'll get it to you.

A huge congrats bro on your successful investments! Sounds like you are doing fine so far. You have to claim the entire gross amount you get for rent as income either way. Talk to a CPA to get the details worked out but all of it is considered income whether you touch it or not then expenses are taken out as deductions then you pay taxes on what is left. What you do with it has no effect on that part unless you do some things to the properties then some of it can be deducted as well. But that is a CPA discussion.

I would forget that the money is even there until you had at least $10K in an account for an emergency fund. Basically enough to cover your biggest ticket item which is usually HVAC given that the roof is covered by insurance and you would only pay your deductible for that. Nothing is worse than making smart decisions and having everything going great and cash flowing then having all those smart decisions be ripped away because you didn't have an emergency fund. The only thing we know for sure about your rental props is that something will break eventually. It would be folly to not plan for that before it happened!

I live in Oklahoma and as a general rule here you should estimate 1.25% of the property value for annual taxes. I have no idea where TX stands on that but it should be easy to see on your county assessor site.

But yes. Do take in to account ALL expenses when figuring that. Anything that will cost you money to own the property which does include taxes and any HOA dues (if any) plus mortgage (and PMI) and insurance. If I were house hacking I would be fine paying something every month (maybe a few hundred) as long as it will actually cash flow when you move out and rent the other side. Not sure what your needs are but sometimes you can find a duplex with a small side and a large side and rent the large side to completely cover your expenses. Just remember to keep in mind that when you buy a place you are buying your neighbors too, barking dogs and all.

I am a licensed real estate agent and I also have an investment company. I am also looking for a good real estate attorney. I know of one but he doesn't work in the OKC metro area, only rural.

Hello everyone. I am new here in the real estate arena. I have high hopes and big plans for the future of my company and team. I am located in Edmond OK. I am an investor that focuses on real estate but also invest in other avenues as well, such as lending (i.e. builders) and some angel investing in start up companies.
