Often tough to do 1031's within syndications. I set these up as TIC's, I assume most syndicators do the same. You'll typically have to come with at least $1m to make it worth syndications time.

Folks in my network usually notify me they plan to sell and I can pretty quickly get them a cash flowing assisted living community to exchange into nearly same day. It's nice having a large portfolio of these communities.

I would also recommend that you have a few backups in case the deal you really want falls through. This could be a DST or TIC into a syndication - but having backups ready to go is always easier than scrambling later.

I work with investors through the TIC process. The main challenge for me is when investors come with smaller amounts, say $200k, I need to pool a number of folks together to make the legal costs and admin headaches worthwhile. It's always a bit of a process but I've been able to manage.

I've worked with around 30 investors in your shoes before, ready to move passive. I don't think it's an easy decision for anyone, but seeing distributions coming in on time as projected tends to calm folks down. I don't do DST's though, I'm more focused on 1031's via tic's.

Find a good QI, start looking for replacement properties now (hopefully you've already started this). I'm sure there's lots of folks here that would be happy to help out

Get the deal and trust that you can bring the capital. There's no shortage of capital raisers who are willing to pitch in to help close the gap if you need it.

New Caney self storage was an all cash purchase in the booming Houston, TX market. We acquired from an out of town operator who was charging monthly rents half that of local comps. We'll be executing a pretty simple business plan - steadily raise rents to be in line with the market and likely exit in 2-3 years. There's plenty of room to add additional units or boat/rv storage here as well. Very excited to track the progress of this!

What made you interested in investing in this type of deal?

I've long loved self storage for it's incredible recession resistance along with the fractured nature of the market. This deal in particular was being mismanaged and rents were half of local comps. There's a ton of space to improve NOI and either sell in 2-3 years or refi and cash flow!
