Sponsor sets up a TIC (tenants in common) and everything else is pretty much the same as a regular 1031. I've helped around 30 investors do this in the past, happy to help answer any questions for you though

I’ve talked to a bunch of CPA’s who have each told me depreciation will not help with capital gains. If you know otherwise, would love to hear more

Unfortunately a cost seg on an existing property won't be helpful for this capital gains burden. Your options left are OZ's (defer) oil drilling (tax benefits + income) and land conservation easements or mineral rights donations (can be risky but they're very powerful tax advantages). PM me if you want more insight, I've dug into taxes pretty heavily over the last couple years.

Yes you'll satisfy the like kind piece of the exchange, the question is how much of the LLC is exchanging into a new property. I believe when an LLC exchanges into a new property, 51% is the minimum that needs to complete the exchange.
