I can't confirm this but I have heard Trader Joe's and World Market is coming to Rogers.

Long term would be anything 20min from i49. However, really you just want to make sure you the deal is hitting the numbers you are looking for. Most often for long-term you are going to find those deals or create those deals. STR would depend on what you are attracting to. U of A sports have been amazing. The lake is a huge attraction, and business and trails are the attraction to Bentonville.

Hey @Eric W. I would not be afraid of a market crash. I do believe we should see things slow down, but at least in NWA we won't see a crash. Do you know what beats out a market crash? A great deal! I would focus on finding a great deal. All my properties I had forced equity that forced appreciation to 30-40% more. If the market crashed by 20% I am still good. How do you find those? The majority are off market. I don't personally have STR's but all of my investors that do are seeing more than a 35% return. I would say its worth it.

I don't know what "big name" companies are moving in, but I do know that Tyson, Jb Hunt, and Walmart are buying other companies and consolidating those jobs into NWA. Tyson just did what Walmart has been doing and getting all suppliers (vendor world) to have an office here. We did get Top Golf here even though our size doesn't typically support. I believe that was thanks to Mrs. Hunt. We also just got our first whole foods a couple years back and they are building a new Amazon Distribution center.

I agree with @Billy Daniel Arkansas is a great place to invest, but you wont find amazing cashflow in Northwest Arkansas unless you "create" it or look off-market. However, you will find appreciation and huge growth for the area. So, it depends on what you are going for.
