hey all.

whats the best way to time a house hack in an ideal world when we have to sell our current house to have money for our down payment? for context.. our area is charlotte the market is very hot right now and our home is in one of the hotter areas so i think it will sell quickly. this is the first time ill be looking to buy a house that may need some work. and we have 2 young boys. so looking for any tips on timing closing dates or ideas if the property we buy needs work done. 

@Daniel Haberkost ive had this thought myself lately, the 1.5% to me is worth the convenience of not being stuck with the fha for the life of the loan but just me!

great answers i had the same questions as my wife and i are looking for our first house hack, but if all goes well would like to do another one in 2 years, and keep renters in the first property. I assume to do so we would have to refinance that first property then as an "investment property?

Hey James and merry Christmas! We are in Charlotte. Don’t have a realtor yet; but from Zillow, trulia, realtor and Redfin There’s only 4 for sale in the surrounding 100 miles. Maybe just slow bc if this time of year ?

Is anyone house hacking in NC? what legislation or rules have you run into? wife and I with our boys want to get a duplex and rent the other side, but curious if anyone is having success with this already here. any help would be so appreciated as we are JUST starting out! thank yall so much! and Merry Christmas

anyone into the tiny house real estate market? was thinking of getting one and putting it on a small piece of land and renting it.
