Have you considered selling the 19 units to scale up to 48 units freeing up bandwidth, resources and capital?

If you enjoy buying and managing 3-4 unit properties, I would suggest getting extremely knowledgeable about the multifamily deals that fit that criteria in your area. With that knowledge you will be able to develop great relationships and insights about the market to acquire the best deals. There are multitude of avenues you could take to hit your goal, so choose the one you feel the most comfortable with and be the expert in your market. Good luck!

I think that the growth in Washington state and specifically in Seattle-Tacoma-Bellevue point to strong rental markets based on population growth in the past 5 years(8.54% growth 2010 to 2015).  How that applies to Bellingham would need further research.

Hi Tony,

A few things that I would consider when evaluating a market:

  • Population Trends
  • Job Trends
  • Job Diversity
  • Who are the top employers in the market
  • Are companies moving into market/leaving market
  • New construction starts
  • What are the top industries/Is the market dominated by one

I would trust your gut and wait until you have the time to focus time and energy on starting your real estate career.  You should focus 100% of your time and attention on learning and experiencing all that you can while you are abroad in Austria.  Studying abroad was one of my fondest memories of college and I hope it's on of your too!

What kind of a property are you trying to purchase?  Are you trying to have the seller 100% finance the property, fund the property (fix & flip) with hard money or bring in an investor?  Odds are not in your favor of a local bank financing 100% of the property.

Minh,

I would focus on a specific geography (zip codes, major road boundaries, etc) and get to know that area intimately.  What are properties selling for in that geo? who is buying? who is selling?  Being an expert in an area will help you take the guess work out of your offers and enable you to identify deals quickly.  Employing any number of tactics discussed on the boards (driving for $$$, bandit signs, etc) will help you uncover opportunities to make offers on.

I agree with @MarkoCvetkovic - It's possible they are hesitant to start a negotiation in fear of losing their monthly income stream.  I would propose seller financing and explain the tax & cash flow benefits.
