We just installed hurricane windows in a unit we have.  These tenants are the first tenants to live with the new windows.  In March, she notified us that a window broke in her bathroom.  $200 later, we replaced the pane that broke.  When walking the property yesterday I noticed another window broken (it was not broken last week).  When I confronted the tenants they said it must have been when the windows were installed.  What do I do in this situation?

Hey everyone.  I know that NYC no longer allows Short term rentals.  However, we have to travel to NYC several times a year so we would like to buy a place that we can stay in when we are in town.  Ideally, we are looking for a Small multifamily property in Rockaway Beach.

Does anyone know of a strategy that can possibly work?

I was thinking of possibly either a seasonal rental or a medium-term rental (both are not ideal). If STR's are still possible then I would love to go that route...

If anyone has any suggestions or knows of a good resource, I would love to know.  Thanks

We are considering purchasing a small multi-family property near Rockaway Beach.  We have to travel to NY often so instead of paying to stay in a hotel, we want to purchase a place.  

Ideally, this would be a short-term rental, however, I know that NYC just cracked down on STRs.  Not sure if it is still a possibility to rent places out short term, or if there is a medium-term rental market at all.  

If anyone has information or knows of someone who can possibly help, I would love to know.  Thanks!

Post: I have a tenant that wont allow realtor showings

I am selling a duplex we have.  A tenant on one of the sides refuses to allow realtor showings stating that she does not feel safe having someone enter her home that she does not know, I believe this is an excuse since she and her boyfriend are always home when I have been working on the property.  I have even offered to drive over and make sure there are no issues when we have showings.  Her lease explicitly states we are allowed to show the unit with 24 hours notice.

I plan to drive over and allow her to break her lease without any penalties if she feels unsafe that we are selling the property.  The last thing I want to do is make someone feel unsafe in their home.  Though it would just be a licensed realtor and a preapproved buyer entering...

I think I uncovered a black swan when she mentioned that she doesn't want to help anyone's bottom line.  She doesn't know that I own the property, I just ignore my title and they think I'm the handyman.  Curious about what people would do in this situation

For years we have used professional property management.  We are now selling one of our properties, our management company does not want to manage during a sale since they would be taking on a significant amount of extra work.

I need to inform the tenants that I am going to be taking over management (and that I have no idea what I'm doing lol).  

I am assuming I should bring a welcome packet with me when I go to speak to them (I plan on using turbotenant just to help me out).

Should I give them the option to break the lease with no consequences since we are selling the property and we will ask for people to enter their units many times?

Any info would be great!
