But to clarify my question, I am asking if investors are permitted to negotiate short sales on a seller's behalf with the intent of purchasing the property once a short sale is approved?

Can this be done without a listing agent representing the seller?

According to Nicole Espinosa's book, Short Sales Uncensored:

"Now it is a requirement to have a listing agent represent the seller in a short sale."

Is this statement accurate? Is it a legal or regulatory issue?

Where could I retrieve a map of my state that details zipcodes?

I'd like to become more familiar with the geographic area I plan to target for wholesaling.

Okay, great. Do you all have any references for educational material on how to negotiate liens?

Also, are there any contingencies that you all are familiar with where I could arrange the lien settlements to be deducted from the seller's proceeds? Or some version of this?

If I were to secure an agreement to purchase a property from a motivated seller but the seller has liens on their property, is it possible to negotiate reduced settlement amounts on the seller's behalf?

Also, would I be able to make the payout on behalf of the seller?
