@David Barnett I do work at a W2 but unfortunately they do not offer tuition benefits. That's not a bad deal, I wish it applied though

@Eldin Kalic I don't have any STR but I do live in Nashville. There is a high saturation of AirBnB houses in town, the hot spots are East Nashville, Downtown, West End, Music Row, and 12 South. During non-COVID times, Nashville is booming with tourism and requires a lot of STR. It has a massive amount of Bachelor and Bachelorette parties come through.
I haven't done the math, but looking into the tourist rates here and comparing against STR's through AirBnB, my guess would be even though there is a lot, it may not cover all the tourist needs.
Since this is a music town as well, a lot of musicians come in from LA or NY and need month-month agreements so there's that market too.

@Greg Dickerson Thank you for the reply. I agree, I would prefer the free online education - I would hate to miss something invaluable that may come from a structured class but it seems like that all can be found by online classes or by just getting involved

@Adam R. Thanks for the input, I believe the total cost is around $10k. I was thinking the same, that for $10k I could just learn by investing and not from the course.
Since it's virtual now, I guess the connections wouldn't be as easily made

I was wondering if anyone had experience with Boston University's commercial real estate certificate program? I would like to work my way to investing in commercial properties and don't know if it's worth it for the experiences/connections/etc. Or would it be possible gain the same experiences in the field?
If anyone has any testimonials on the program that would be greatly appreciated!

Hey everyone. I've been lurking on the site for a few months now along with researching various homes. I live in Nashville and don't have much capital available to start so I've been considering how to make offers on property through seller financing. There's a duplex property I found listed for $350k so an offer I was thinking is along the lines of
$250k offer for house
80% of that as a seller financed mortgage so $200k
Then I would like to offer the seller a 75-25 split on profits (where I take 25%) as a repayment option for them putting the remaining $50k as the "down payment"
I know this is a question best answered by the seller, but I was wondering if anyone could help explain if that offer makes sense or not. I would reach out to the seller first and see what their motivation is for selling before making the offer. Any help is appreciated, thanks!
Also, what are some other seller financing strategies that you like to use?
