Hi!  My wife took her course in a classroom through Long and Foster, then joined Keller Williams Legacy in Pikesville, MD.  She found the classroom setting very helpful, a lot of real world advice and scenarios from the instructor.  As far as which brokerage you should join, definitely explore your options, all have different royalties you pay, training, and commission structures.  Keller Williams is a training brokerage that focuses heavily on daily training in an array of topics.  My wife joined a team from the start and has been extremely happy with the decision.  If you ever want to pick her brain, just let me know.  She is more than happy to share her experience.

Hey BP,

It's been a couple weeks since I posted, but my wife and I have finally made the jump into REI and are currently under contract on our first property in Baltimore City. It's a 4-plex - all 1 bed 1 bath. The house is old and after the inspection, we have some additional estimates we need to get on a few bigger ticket items.

We are in need of recommendations for good, trustworthy contractors to obtain estimates for the following:

- electrical

- boiler diagnostic and repair (neither boiler will fire)

- siding contractor (old wood shingle siding needs replacement)

- mason contractor for look at the stone and mortar foundation and chimney

Any and all help is always appreciated!

@Ozzy Sirimsi Thanks for reaching out! I couldn't agree with you more, areas change from block to block.  are there any other areas in the Baltimore area you recommend to start with?

@Rita Oliva I am on the same boat, just keep analyzing (which is definitely good practice), but I feel like it's time to just do it!

@Ola Dantis Thanks for the welcome!  I am looking forward to that for sure.  My wife and I are really looking to meet as many experienced investors as possible, so we can pick their brains from everything to buy and hold, flips, multifamily units, etc.

What areas around Baltimore are you actively investing in?  Any recommendations for best areas to focus on?

Thanks for reaching out!  That is so neat that you are both from similar areas.  We would like to end up somewhere between Southern MD and Baltimore to be a good middle ground for both families, but we both work in Owings Mills, so having no commute is a huge plus.

Thanks for reaching out @Ned Carey and appreciate the support.  As far as the children comment, we certainly do that already, as we make sure to prioritize family first for sure!  I am more talking about the ability to not have the dilemma in the future because we have the financial freedom to not be tied to the "rat race".

I have heard good things about that book and that is definitely on my list.
