good question. most hard money is for 12 month or 18 months. so, you would need to refi before the end of the term.

also, most HMLs can lend across state lines. i am located in CT and can lend in NY.

do not spend everything you have trying to buy it cash. its just not worth it. use hard money, get the rehab paid for and then refinance. sure you could almost buy it cash but then you have nothing for repairs.

if you have some funds for the DP, then hard money would be great for this given the ARV etc.
