We all know that there are a lot of health benefits to being sober. While I would never consider myself someone who needs to indulge in mind-altering activities, I do partake on weekends and social events. I am participating this year because I enjoy a good challenge. I think it is a great challenge, not just for my health, but to practice discipline. Whether it be in your personal life, or in your real estate business, discipline is vital for success.

Will you be participating this year? Why or not? How has your level of discipline affected your business?

More often than not, members will tell you not to rent to friends or family. For good reasons of course. However, one of my best friends rents out a SFH of mine and he is by and far the best tenant I could have hoped for and I hope he never leaves, although it is kind of inevitable. Sign a standard lease, have a beer with them and make sure they know it is a business and nothing is ever personal. Depending on your relationship it might be fine. Use your best judgment.

Post: L.L.C. owned property disqualifying first -time home owner?

My partner and I are deciding on whether or not to team up and start an LLC to purchase property together. I already own several SFH, while he does not. He asked a question that really stumped me. First off, we both rent small apartments. If our property is owned through an LLC would that disqualify him from the advantages of a first time home buyer when he purchases his own personal residence in the future? If it does disqualify him, he was not worried, but I just thought it was an interesting question to ask!

I know exactly what building you are talking about Bill. While that building would cash-flow generously, it does need extensive work. I am going to take a look at it myself later this week! I know of a few investors who are interested, but fair warning, the property manager for that building is not one that you should keep if you purchase the building... Several tenants had to be evicted prior to listing the building because she put them in units without any egress windows...

I have a few rentals in NE. I like to buy my houses just outside of the city. That way the home is significantly cheaper but the rental demand and rent amount don't suffer because it is only a short commute to the city.

Greetings David! I'm not sure about central NE.. but over here in Norfolk the market is pretty hot. One of our 18 unit complexes just sold for 600,000 and its a C- property.. There are still quite a few decent deals in the surrounding area though! 

Post: Tenant Not Setting Up Utilities

I work for a property management company with about ~350 residential and commercial units in Norfolk, NE. We have a select few tenants who refuse to set up the utilities in their name, but have been reimbursing us for their charges. Is it legal to charge a fee for the tenants utilities that are not setup? I could not find anything in my states laws saying we can or cannot. It is clearly stated in the lease agreement that they must set them up themselves at time of move-in. We don't want to resort to any evictions if at all possible because they are good tenants and reimburse us, but we don't want to be stuck with the bill if they decide not to pay in the future.
