Why is the word guarantees mean scam? How would a legit agreement look to you? Like what would the keywords be for it to be legitimate?

I had somebody contact me about investing in their rental arbitrage. She said that if I pay $42,000 for the next 18 months, that she guarantees I will at least get this 42,000 back by the end of 18 months but probably much more. It would cost me only $2300 per month which includes rent utilities furnishing and property management.
she showed me one example only of a customer who profited greatly. What sorts of questions can I ask her to learn how much risk this is?
although I'm skeptical of going with her service, it is pretty logical because she would be helping me rent out a property long-term but sublease it for Airbnb. Since Airbnb rents per day are much higher than LTR, there is great profitability.

What are some ways that I can find partners for investing in real estate? I am a new investor so I'm willing to put in time equity in exchange for knowledge and experience. I've heard a lot about Masterminds, but what all does masterminds encompass? Does that facilitate finding mentors or partners? Besides masterminds what other ways can I find partners?

My problem with SDIRAs is that I don't have enough money to buy a house without a loan. Did you partner with someone on your purchase?

I'm not a fan of taking out a non-recourse loan for real estate. But I think one of the best ways to use an IRA to buy real estate while minimizing fees is to partner with others so that you don't need any loan at all.
another way I'm considering using my IRA for smaller initial investments is to invest in syndications like spark rental, where you can invest as little as $5,000 for each transaction.
